Getting Your Home “Seller Ready”

Are you considering selling your home soon? When listing a house, many people are looking to sell as quickly as possible. If that applies to you, you’re in luck. We have the top tips to help you get your home ready to sell fast.

1. Declutter and Depersonalize

It’s important to make your home look as spacious and well-kept as possible. While you might love your 90s memorabilia collection that covers the walls of your home, many potential buyers would have a hard time seeing past that, in order to see the space for what it is. Buyers love to envision themselves in each home they visit. Be sure to declutter and organize all areas of your home (yes—even the closets) so your potential buyers can do just that.

Additionally, homes with less furniture tend to sell more quickly. If you have a lot of furniture, it may be smart to put some items in a storage unit during showings. We also suggest removing your favorite pieces while selling, just to be sure nothing happens to them. If you must keep all of your furniture in your home, group it away from the walls to make your home appear more spacious.

2. Complete Minor Repairs

While you may just want to get out of your house as fast as possible, it can be worth your while to make minor repairs before showing it to buyers, so the repairs don’t come up in negotiation. Fixing things like a leaky faucet, broken trim, and stained carpet before selling can really make a difference in getting the price for your home that you hoped for.

3. Increase Curb Appeal

Though we may not like to admit it, we do judge books by their covers. The same holds true for your home. Increase curb appeal by adding plants, keeping the lawn mowed, painting drab shutters, and cleaning windows. Before you know it you’ll have buyers knocking down your door.

4. Paint to Sell

You can also use paint to make your home look and feel more spacious by painting adjacent rooms the same color (i.e. kitchen and dining).

5. Spruce Up the Storage Room

Many people have that extra room in their house that just stores things we don’t always use. However, before selling, it’s smart to convert a storage room to something that will increase the value of your home, such as a yoga studio, craft room, etc. This really helps buyers envision how they could use the space.

6. Clean Consistently

Nothing turns buyers away from your home like a mess. Even though the selling/buying process can take a while, be sure to always keep your home tidy, dusted and smelling fresh until the process is complete. Decorating with real flowers is always an added bonus too.

7. Invest in Lighting

Though we may not always notice, lighting has a major effect on our mood and productivity. Many people don’t use enough lighting in their homes. If you haven’t already, make sure your home has 100 watts of lighting per 50 square feet, and that your rooms include all three types of lighting. These include ambient, which refers to general or overhead light; task, meaning reading or pendant; and accent, as in lamps or lights on a table or wall.
